This paper examines the direct and indirect effects of new residential
construction on patterns of housing opportunity and mobility. Drawing
on the empirical evidence from a major study of housing turnover, the
paper explores the particular features of the housing market in South
ern England. The research was carried out in 1988 and 1989 at the end
of a period of rapid house price inflation, The paper offers an assess
ment of the findings in the context of the current climate of recessio
n and argues that the underlying dualism in the market remains.
